Online rent figures for Lucknow are often old or copied from one site to another. So here is something different: the actual asking rents of the flats we had on our books in two of south Lucknow's most asked-about areas, as of 19 October 2026. It is a small sample, eight homes, so read it as a snapshot, not a market report.
Vrindavan Yojana: five homes
- 1 BHK, Sector 16A: ₹10,000 a month, super furnished, about 500 sq ft, for single tenants.
- 1 BHK, Sector 8C: ₹10,000 a month, super furnished, ground floor, for single tenants.
- 2 BHK, Sector 9: ₹12,000 a month, unfurnished, about 1,300 sq ft, for families.
- 2 BHK, Sector 12: ₹14,000 a month, semi furnished, about 2,000 sq ft, ground floor.
- 3 BHK, Sector 18: ₹18,000 a month, super furnished, for families.
For comparison, a 2025 Housing.com area guide put typical 2 BHK rents in Vrindavan Yojana at about ₹10,000 to ₹17,000 a month. Our two 2 BHKs, at ₹12,000 and ₹14,000, sit inside that range.
Sushant Golf City: three homes
- 2.5 BHK: ₹18,000 to ₹22,000 a month, semi furnished, about 1,600 sq ft, ground floor.
- 3 BHK: ₹23,000 a month, semi furnished, about 1,150 sq ft, first floor, for families.
- 2 BHK: ₹26,000 a month, super furnished, open to all.
Sushant Golf City asks more than Vrindavan Yojana for a similar size, mostly because of the gated township setting, the newer apartment buildings, and its position on Shaheed Path towards the airport and the new Kanpur expressway.
What moves the rent up or down
Looking across these eight homes, a few things clearly change the price:
- Furnishing. A super furnished 1 BHK costs about the same as an unfurnished 2 BHK in the same area. If you own furniture, unfurnished gets you more space for the money.
- Who it is for. Flats offered to families and flats offered to single tenants are often priced differently, even in the same sector.
- Floor and size. Ground floors and larger carpet areas usually cost more, though a big older house can be cheaper per square foot than a new apartment.
- The building, not just the area. Two flats in the same sector can differ by thousands of rupees because of lifts, parking, power backup and security.
Before you agree on a rent
- Ask what is included: maintenance charges, water, parking and power backup are often extra.
- Agree the security deposit in writing. The amount varies from owner to owner, so ask before you visit twice.
- Get a written rent agreement. It protects both you and the owner, and we help with it.
- Visit at the time of day you will actually be home, to check water pressure, noise and the approach road.
