New housing projects are coming up across Lucknow faster than anywhere else in Uttar Pradesh. That means more choice, and also more need to check what you are buying into. Here are the numbers, and a simple way to verify any project yourself.
The numbers: Lucknow led the state
UP RERA's figures for January to June 2026, as reported in July:
- Uttar Pradesh as a whole: 143 new projects registered, with 46,049 planned homes and an estimated investment of ₹31,952 crore. That is up from 134 projects and 35,082 homes in the same period of 2025.
- Lucknow: 37 projects, 9,872 homes, about ₹3,834 crore. That is the highest number of new projects of any district.
- Noida and Greater Noida (Gautam Buddh Nagar): fewer projects (27) but far bigger ones, with 13,160 homes and ₹15,678 crore, almost half of the state's total investment.
- Ghaziabad: 19 projects and about 9,500 homes.
Over the longer run, annual project registrations in the state grew from 197 in 2023 to 308 in 2025.
What this means
- For buyers: more launches mean more choice, but also more small and first-time builders. Checking each project matters.
- For renters: many of these homes will be ready in two to four years. When they are, areas with a lot of new supply usually offer tenants more choice and some room to negotiate.
How to check a project before you pay anything
- Find the RERA registration number. Every project that must be registered has one, and builders are required to show it in their advertisements. No number is a red flag.
- Look the project up on the UP RERA website. Search by project or builder name and check that the details match the brochure: the builder's name, the location, the number of towers and flats, and the promised completion date.
- Read the quarterly progress updates on the RERA page. A project whose updates have stopped, or where little has changed in a year, deserves a hard question.
- Check the complaints. Look for complaints against the project and against the builder's other projects.
- Confirm the approved map. For projects in LDA areas, the building plan should be approved by the LDA. Ask for the approval letter.
- Never pay a large amount before a registered agreement for sale. The agreement should state the carpet area, the price, the payment plan and the possession date.
- Keep every receipt and letter, in case you ever need to file a complaint.
Government schemes are a different route
LDA schemes such as Varun Vihar, Naimish Nagar and Anant Nagar are sold through the LDA's own portal and lotteries. The same rule applies there: use only the official website and read the brochure before paying.
